What is the first step in renovating my home?
The first step in buying a home is scheduling a consultation. This initial meeting allows us to understand your needs, goals, and budget, and to guide you through the process from the very beginning.
How long does a typical custom home project take?
The timeline for a custom home varies depending on the size and complexity of the design. On average, from initial consultation to project completion, you can expect from 3 to 16 months. We provide a detailed schedule after the design phase so you know what to expect at every stage.
Do you handle all permits and zoning approvals?
Yes, we manage the entire permitting process on your behalf. Our experienced team handles zoning research, drawings, applications, and coordination with city officials to ensure your project meets all municipal requirements.
How much will my renovation or custom build cost?
Project costs depend on scope, size, materials, and finishes. After an initial consultation, we provide a detailed estimate and offer budget-conscious options through our tiered project packages. Transparency and accuracy are key to our quoting process.
What is the first step in buying a home?
The absolute first step for your client is to get approved for a mortgage. Without being approved for a mortgage it will be quite difficult, if not impossible, to purchase a new home. If a potential client reaches out to you, have them go through the tenant screening process and then guide them to a reputable mortgage corporation and advisor that you trust.
Can you help me stay within my budget?
Yes. We offer flexible project packages and provide guidance on where to save and where to invest. Our transparent quoting and value-engineering options help you get the most from your budget without compromising quality.
What happens if there are delays or unexpected issues?
Construction can sometimes face unforeseen challenges, but our experienced project managers proactively communicate any changes. We always keep you informed and work to minimize delays through efficient planning and responsive problem-solving.
Can I make changes during construction?
We understand that ideas may evolve as the project progresses. While we encourage finalizing design decisions early, change orders can be accommodated. Any modifications are documented, reviewed with you, and adjusted in terms of cost and timeline if needed
Are you licensed and insured?
Yes, Grand Design Build is fully licensed, WSIB-compliant, and carries comprehensive liability insurance. We prioritize safety, compliance, and professionalism on every job site.
Can you build laneway or garden suites on my property?
Yes, we have extensive experience in building laneway and garden suites that meet all city bylaws and regulations. We handle everything from feasibility assessments and design to permitting and construction.
What is the agent's commission fee?
The agent's fee is the sales commission to be paid by the Partnership to the Agents pursuant to the Agency Agreement, in an amount equal to 5.75% of the selling price for each Unit sold to a Subscriber.
How soon can you start my project?
Start dates depend on current workload and the scope of your project. After an initial consultation and design phase, we’ll provide a proposed timeline and estimated start date. We aim to accommodate your schedule whenever possible.
