Yes. We provide a complete “Design-to-Handover” service. This means we are your single point of responsibility for:

2. How is your "Fixed-Price" model different from the "Cost-Plus" model used by most Toronto builders?
Most high-end builders use Cost-Plus, where you pay the actual costs of labor and materials plus a percentage fee. While this seems flexible, it places all the financial risk on you; if the builder is inefficient or material prices spike, your bill goes up.
At Grand Design Build, we use a Fixed-Price Guarantee for our defined scope. We do the hard work of estimating and sourcing before we break ground. This shifts the risk from your shoulders to ours. If a sub-trade raises their price or a task takes longer than expected, that’s our responsibility to manage, not yours. You get budget certainty and peace of mind from the start.
3. Does "Fixed-Price" mean I can't make changes once the project starts?
Not at all. You can still customize your home as we build. If you decide to upgrade a finish or alter a layout, we simply use a formal Change Order. We provide you with the exact cost and timeline impact of that change for your approval before the work is done. This ensures your price remains under your control, even if your vision evolves.
4. How do you handle "Change Orders" if we decide to upgrade a finish mid-project?
We use a formal Change Order process. If you decide to upgrade a product or design once the construction has started, we provide a written quote for the cost and timeline difference. Work only proceeds once you’ve signed off, ensuring there are no “surprise” invoices at the end of the month.
5. How long does it take to build a house in Canada?
A straightforward new build usually takes 6–12 months once permits are in place. A full custom home can take closer to 12–18 months because of design work and permitting. Weather, trades availability, and the complexity of the project all affect timelines.
6. How much does it cost to build a 2000 sq foot house in Ontario?
On average, new builds in Toronto run roughly $300–$400 per square foot for a good-quality home. That means a 2,000 sq ft house might cost $600,000–$800,000 just for construction. Luxury custom homes with high-end finishes can go higher. Land, permits, design fees, and HST are extra.
7. Do you handle Laneway or Garden Suites from start to finish?
Yes. We specialize in maximizing property value through Toronto’s new housing bylaws. We handle the unique structural, utility, and permit requirements necessary to turn your underutilized backyard into a high-end, self-contained living space.
8. Do I need to move out during a major renovation or second-storey addition?
For full-home gut renovations or second-storey additions, we highly recommend moving out to ensure your safety and to speed up the construction timeline. However, for smaller localized renovations, we can often set up dust barriers and “clean zones” so you can remain in your home comfortably.
