Stages of a Custom Home Build Project

A custom build project typically goes through several stages from concept to completion. While the exact stages may vary depending on the project and the design-build team, the following is the usual process of a custom home build project:

1. Conceptualization

 In this stage, you sit down with our design-build team to discuss your vision, your site, your budget, and your timeline. We conduct a detailed feasibility study; reviewing zoning bylaws, lot coverage rules, setback requirements, and any variances that may affect your design.

You leave this stage with a clear picture of what’s possible, what it will cost, and how long it will take.

With your vision confirmed, our in-house architects and designers develop the full design of your home. This includes architectural drawings, structural engineering plans, 3D renderings, and interior design concepts. Having design and build under one roof means your interior flow, custom cabinetry, and lighting plans are built into the structural blueprints from day one. No costly revisions later.

Before construction begins, we handle every permit, approval, and regulatory requirement on your behalf. In Toronto, a standard building permit takes 3 to 5 months. If your design requires a Minor Variance through the Committee of Adjustment, add 4 to 6 months.

We manage the entire City of Toronto application process so your project starts moving the moment permits are issued, not after.

Construction is managed by a dedicated project coordinator who is your single point of contact from approvals to handover. We coordinate all trades, manage the site daily, and keep you updated at every milestone.

Our fixed-price contract means the number you agreed to is the number you pay, regardless of what happens to material costs or labor during your build.

At completion, we walk through the finished home with you, address every item on the punch list, and hand over your dream home to you.
