Everything we build, and everything that gets it built.

Two of these are about getting a project approved and run. The other four are about what gets built.

What Doesn't Change

Six services. One way of working.

Which service you need is the easy question, and usually the site visit answers it. The part worth understanding first is what stays the same across all six, because that is where Toronto projects tend to come apart: a drawing nobody can build to budget, a trade nobody is supervising, a price that moves after you have signed.

You hire one company, not three.The architect drawing it, the designer specifying it and the crews building it all work for the same firm. When the site contradicts the drawing, it gets settled internally instead of arriving as a bill.

Nothing starts until the number is agreed.We price the defined scope as a fixed figure, itemized line by line. If material and labour costs move after that, they move against us.

The same coordinator stays with the job.One person runs your project on site from first day to handover, and the portal carries the schedule, the selections and the progress photos so you are not waiting on a phone call to find out where things stand.

Every selection is made in one building.Cabinetry, tile, stone, hardware and fixtures are all at the design centre on Avenue Road. Shortlist online first, then decide in a single visit instead of a season of supplier appointments.

The warranty is ours, not a subcontractor's.Structural coverage under the Grand Warranty, then a year of complimentary home service once you have moved back in. When something needs attention you call us, not whoever installed it.

We take on a limited number of projects.Fewer jobs at once is the only way one coordinator can actually be on your site. It is also why we will tell you when a project is not one we should take.

Fifteen minutes to hear what you are trying to do, and to say honestly whether it is work we take on.

The site visit

We come to the house, measure, look at what we can see of the structure, and check the lot against current zoning before anyone draws anything.

The scope document

A written description of exactly what is and is not included, sent before any price. Arguments on a build almost always start here rather than in the numbers.

The fixed price

An itemized proposal against that scope, walked through in person at the design centre. It stands on its own, and you are free to take it to another builder.

Frequently Asked Questions

The questions that come before the first call.

Tell us the outcome and we will name the service. Roughly: an addition when the house is right but too small, a renovation when the space is there but not working, a laneway or garden suite when the land can carry a second dwelling, and a custom build when reworking what is standing costs more than replacing it. The site visit settles it, and it is free.

That is the normal case rather than the exception. An addition nearly always includes design and permits, and most renovations include some structural work. You get one contract and one price covering all of it, not a separate agreement per service.

Kitchens, bathrooms and basements are regularly done as projects in their own right. Beyond those it depends on what the work touches: anything structural, or anything needing a permit, has a floor below which we cannot run it properly. Ask us with the specifics and you will get a straight answer.

Yes. Design and permits is a service in its own right, and the approved drawing set is yours. It is also fine the other way around: if you already have drawings from an architect, we can drop design from the scope and price the build alone.

Three things decide it: the condition of the existing foundation and framing, what the current zoning lets you build on that lot, and how much of the existing house you would genuinely keep. We look at all three on the site visit and show you both routes before you commit to either.

A change you ask for is priced in writing and agreed before the work goes ahead, so it never arrives as a surprise on an invoice. Conditions we should have allowed for when we priced the scope are ours to absorb. That distinction is what a fixed price is for.

A project coordinator who is accountable for your build, working with our own crews and the trades we have used for years. You will know who they are before work starts, and they do not change partway through.

Nothing at all is required. If you happen to have a survey, existing drawings, a status certificate, or a rough budget range in mind, they make the first conversation faster, but none of them are needed to book a visit.
