These terms govern your use of granddesignbuild.com. By using the site you accept them. If you do not accept them, please do not use the site.
The site is operated by Grand Design Build Group Inc., operating as Grand Design Build, a home construction and renovation business at 1558 Avenue Road, North York, Ontario M5M 3X5, licensed by Ontario’s Home Construction Regulatory Authority.
This website is not a contract
Nothing on this website is an offer, a quote, or a binding price. Cost figures in our guides and service pages are typical ranges published to help you plan. They are not specific to your home, your lot, your permits or your finishes, and we do not hold ourselves to them.
A price becomes a price when it is in a written proposal we have prepared for your property, after a site visit. Until then, treat every number you read here as a starting point for a conversation.
Construction work is governed by a separate agreement
If you engage us, the work is governed by a written construction contract signed by both of us, not by this page. Where anything on this website conflicts with that contract, the contract wins.
That contract is where you will find your actual scope, your actual price, your payment schedule, your start and completion dates, the terms of the Grand Warranty, and any statutory warranty coverage that applies to your project. This page cannot vary any of it.
This website is not professional advice
Our blog, guides and service pages describe how building, permits and zoning generally work in Toronto and the GTA. They are written to be useful and we keep them current, but they are general information, not professional advice for your property.
Rules change, and they apply differently lot by lot. Do not act on something you read here without confirming it for your own project, whether with us, with the City, or with your own architect, engineer, lawyer or accountant. Zoning bylaws, permit timelines, development charges and building code requirements are all subject to change without notice to us.
Our content belongs to us
The text, photographs, drawings, renderings, layouts, graphics and code on this site are owned by Grand Design Build or used by us with permission, and are protected by Canadian and international copyright and trademark law.
You may read the site, print pages for your own use, and share links to it. You may not copy our content onto another website, use our photographs or drawings in your own marketing, present our project work as your own, or scrape the site in bulk, whether for training a model or for anything else, without our written permission.
The Grand Design Build name and logo are our trademarks. Other names and logos appearing on the site belong to their owners.
Project photographs
Photographs and drawings on this site show work by Grand Design Build. Where a project is identified at all, it is identified by neighbourhood rather than by address, and we do not publish client names or street addresses. Images may be cropped, colour corrected or retouched for presentation, and finishes shown in one project are not a commitment to supply the same finishes in another.
What you send us
When you submit an enquiry, you confirm that the information you give us is accurate and that you are entitled to give it to us. Do not submit anyone else’s personal information without their knowledge.
If you send us photographs, drawings or documents about your property, you give us permission to use them for the purpose of answering your enquiry and quoting your project. We do not acquire ownership of them and we will not publish them without asking you.
Acceptable use
Do not use this site to:
- submit false or misleading information, or impersonate anyone
- send automated, repeated or bulk submissions through our forms
- attempt to gain access to any part of the site, its systems or its data that is not open to the public
- interfere with the site’s operation, or introduce anything malicious
- copy, harvest or republish content in breach of the section above
- use the site for anything unlawful
We may restrict access to anyone who does.
Links to other sites
We link to the City of Toronto, the HCRA, Tarion, suppliers, and other third parties where it is useful to do so. We do not control those sites, we are not responsible for their content or their accuracy, and a link is not an endorsement.
Availability
We aim to keep the site up and correct, and we do not promise either. Pages may be unavailable during maintenance, content may be out of date, and a page may contain an error. We may change, suspend or withdraw any part of the site at any time.
Disclaimer and liability
This section is about the website, not about our construction work. It does not touch any obligation we owe you under a signed construction contract, under the Grand Warranty, or under any statutory warranty.
The site is provided “as is” and “as available”. To the fullest extent permitted by law, we exclude all representations, warranties and conditions relating to the site that are not expressly set out here.
To the fullest extent permitted by law, we are not liable for any indirect or consequential loss, or for any loss of profit, revenue, opportunity or data, arising from your use of this site or from reliance on anything published on it.
Nothing in these terms limits or excludes any right you have under Ontario or Canadian consumer protection law that cannot lawfully be limited or excluded, and nothing here excludes liability for death or personal injury caused by negligence, or for fraud.
Indemnity
If your breach of these terms causes us a loss, including a third-party claim, you agree to cover that loss, to the extent it results from what you did.
Privacy
What we do with personal information is set out in our Privacy Policy, which forms part of these terms.
Changes to these terms
We may update these terms. The effective date at the top of the page tells you which version you are reading. Continuing to use the site after a change means you accept the revised terms, so check the date if it matters to you.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in it. The courts of Ontario have jurisdiction, which does not deprive you of the protection of the consumer law of the province or country where you live.
If part of this fails
If any part of these terms is found to be unenforceable, the rest stays in force and the unenforceable part is read down only as far as it needs to be.
